UAE Golden Visa: the Routes and What Each One Requires

The Golden Visa is not one scheme with one threshold. It is seven separate routes, each with its own qualifying body and its own evidence, and the one most people have heard about — buy a property worth two million dirhams — is only one sub-route of one of them.

This guide sets out the categories as the official sources name them, the thresholds they publish, and — because it matters when you are planning — the places where those official sources currently say different things. Figures were checked in September 2026 and are quoted from the pages named.

The seven routes

The Federal Authority for Identity, Citizenship, Customs and Port Security lists the target categories as: Investors in Public Investments or Real Estate; The Entrepreneurs; The First Line of Defence; Scientists and Specialists; Humanitarian Pioneers; Outstanding Students; and Exceptional Talents. The same seven appear in the executive regulations governing entry and residence.

The UAE Government portal groups them into five rows instead, folding scientists and exceptional talents together and merging the first line of defence into a broader heading. The underlying routes are the same; the naming is not.

The thresholds, route by route

Two mechanics that decide more applications than the headline figures. The invested capital “must be fully owned by the investor and must not be derived from a loan” — a mortgaged property qualifies only on the amount actually paid, and Dubai’s land authority asks for a bank letter evidencing two million dirhams paid. And the specialised-professional route is conditional in a way the others are not: Dubai states that “if the salary falls below AED 30,000 or the contract is cancelled, the Golden Residence Permit will be cancelled.”

Five years or ten? The official sources disagree

This is worth knowing before you plan around a number. For real-estate investors, entrepreneurs and high-school achievers, the UAE Government portal publishes five years, while ICP, Dubai’s residency authority and Dubai Land Department all publish ten.

We are not going to resolve that for you, because we cannot. What we can say is which page is more recent and which body issues the permit: the ICP guidance carried a later update date than the portal table when we checked in September 2026, and the portal itself attributes its table to ICP. Confirm the duration that will apply to your own file with the authority processing it before you rely on it.

One duration is stated consistently and is easy to miss: the student route is not renewable. Dubai states that “Golden Residency permits for students are not renewed after their expiration.”

What the visa actually gets you

The three benefits that distinguish it from ordinary residence:

  • No sponsor. ICP describes long-term residency “with automatic renewal, without the need for a sponsor”, and the government portal lists “the privilege of not needing a sponsor”. The specialised-professional route is the exception that proves it: that one does require a live employment contract.
  • Family, including parents. ICP states the holder may obtain residence permits “for spouses and children, regardless of their age, as well as for parents”. Dubai narrows this for student holders: high-school achievers “are only permitted to sponsor their parents, excluding siblings”, while graduates may sponsor a spouse and children on proof of an employment contract.
  • Domestic workers. Permitted, but no number is published anywhere. ICP says “in accordance with the applicable regulations and procedures”; the executive regulation ties it to “his financial solvency”. Treat any specific figure you see quoted elsewhere as unsourced.

The six-month rule, and how far the exemption really goes

Ordinary UAE residence lapses on a long absence: the government portal states that “if an expatriate resident lives outside the UAE for more than 180 days continuously, his/her residence visa will be nullified automatically”, and the executive regulation uses the same 180-day wording.

Golden Visa holders are treated differently, but the three official statements are not identical in scope, so read them as a set rather than relying on the broadest:

  • Dubai’s residency authority is the most absolute: “Golden Residence Permit holders are exempt from the 180-day residency law, as the residency is considered void only if it expires outside the country.”
  • The government portal approaches it from the re-entry service: holders of the golden visa and green residency “do not need to apply for this service”, the service in question being the permit required after more than 180 days abroad.
  • The executive regulation’s own list of exemptions from the 180-day rule does not name Golden Residence holders as a class; the nearest item refers to investors holding valid residence permits.

In practice the first two are what the issuing authorities apply. If a long absence is central to your plans, confirm it against the authority handling your file rather than against a general statement.

Applying: which door to use

There are three kinds of route in, and choosing the wrong one wastes weeks.

  1. Direct application for the routes with objective thresholds — investors, specialised professionals. ICP runs smart services and an app, and publishes an eligibility checker; Dubai runs its own smart services with UAE PASS, plus Amer service centres.
  2. Nomination for the routes that depend on someone else’s judgement — exceptional talents, scientists, humanitarian pioneers, and entrepreneurs in Dubai, where the nominating body is the Dubai Future Foundation. The nomination is a stage, not a decision: Dubai states plainly that “your nomination by the relevant authority does not constitute final approval for the Golden Residence Permit”.
  3. The property route in Dubai runs through the Land Department and its accredited centres and registration trustees rather than through the ordinary residency channel.

If you are applying from outside the country, ICP states that eligible applicants abroad “are granted a six-month, multiple-entry entry visa, renewable for an additional six months” to complete the process.

The medical test and the Emirates ID still apply

A long-term visa does not skip the ordinary residence steps. The government portal states that a residence visa “requires applicants who are 18 and above to undergo a medical test to prove that they are medically fit”, and that applicants must pass a security check and apply for an Emirates ID. Dubai Land Department lists the medical examination as an explicit step in its Golden Visa process, with the fee itemised alongside the Emirates ID and residence confirmation.

Two Dubai-specific conditions are easy to overlook: some categories require the residence file to be issued in Dubai specifically, and Dubai states that one condition of keeping the permit is “the ability to support oneself and one’s family without needing government support.”

Choosing a route honestly

The routes are not interchangeable and the cheapest qualifying one is rarely the one people ask about first. A salaried professional earning above the threshold with a level one or two classification has a far simpler file than the same person buying property to qualify. A recent graduate from a top-100 university has a two-year window that closes quietly. An entrepreneur with a sold business has a route that has nothing to do with current revenue.

Can I sponsor my parents on a Golden Visa?

ICP states that holders can obtain residence permits for spouses and children regardless of age, as well as for parents. Dubai applies narrower rules to student holders.

How many domestic workers can a Golden Visa holder sponsor?

No number is published. ICP refers to the applicable regulations, and the executive regulation ties it to the holder’s financial solvency. Any specific figure quoted elsewhere is not from an official source.

Does the Golden Visa lapse if I stay abroad for more than six months?

Dubai’s residency authority states that holders are exempt from the 180-day rule and that the residence is void only if it expires while the holder is outside the country. The government portal states that holders do not need the re-entry service that a long absence otherwise requires. Do I still need a medical test and an Emirates ID?

Yes. The medical fitness test applies to applicants aged 18 and above, and the Emirates ID application is part of the process. Dubai Land Department lists the medical examination as a step in its own Golden Visa procedure.

Is the student Golden Visa renewable?

No. Dubai states that Golden Residency permits for students are not renewed after they expire. Graduates also face a two-year window from graduation for the top-100 university route.
